Bookings can be made with a 25% non refundable deposit  the full balance is due no later than 28 days prior to arrival.

Check in is from 3pm until 8pm check out is 10am , early and late check out can be booked at a fee subject to availability.

If you are looking to book a stay for  for Harwich ferry crossings please contact us to ensure we can accommodate your ferry crossing arrival time in most cases this is fine but there will be occasions we cannot accommodate a late check in .

We operate a strict no smoking/ vaping policy we do have an area in which you may smoke /vape, in exceptionally dry , hot weather we reserve the right to move the smoking area to the driveway of the property as we are a working property.

Due to having livestock on the premises and our own dogs we are unable to accept dogs or pets .

We are insured for the premises and for any damage however a £100 excess deposit will be held for all rentals , any malicious damage is not covered and the hirer shall be fully liable .

Guest are not permitted to wander around the stable area unsupervised do not approach or feed any equine.

We will not be liable for and loss damage injury or death however caused , all reasonable care is taken to ensure that the premises is safe however any incidents will not be covered we strongly recommend you take travel insurance at the time of booking .

Any cancellations made after 28 days prior to booking are to be paid in full we will endeavour to fill the booking and make a proportionate refund if we are able to fill the space .

Date amendments may be made for the same number of guests and the same duration outside of 28 days prior to arrival .

Please raise any issues on arrival as we cannot accept any liability for damage that is nit reported on arrival , the property is inspected prior to arrival .

Please ensure you have read the description of the property prior to arrival , we do not offer any catering or facilities other than advertised.

No bookings from guests under 21 years of age 

No stag or hen parties , no loud music is permitted due to the rural nature.

We allow guests to bring on a limited number of guests at our discretion a day pass fee applies all visitors must be offsite by 9pm.
